Buyer Broker Agreements have been in use in the real estate industry for quite a while. Many agents chose to use them, while other agents - such as those of us on The Professional Team - chose not to. These forms were and are used to strike an agreement between a buyer and a showing agent to act as their agent for a certain period of time.
My approach has always been that if you want to work with me and I want to work with you, great! No form needed. If you want to work with another agent instead, also great! That is your freedom of choice. Go your way and be blessed. All was well with that point of view until the NAR (National Association of Realtors(R)) settlement - which was certainly well-intended - but mandates that all of us Realtors(R) utilize this form before any house showings take place. We and the buyers can decide (negotiate) the terms on the form, but there must be a form.
So next time you would like to see a house, get ready for the form, and it will have some terms, but remember I want you to work with me because you want to not because you are bound to by a form. If you have any questions, just...AskDoug
